Avocados Accommodation Terms & Conditions 2026

1. Bookings

The registered guest must be over 18 years of age. Photo identification and a valid credit /debit card will be required for all bookings. This is to be supplied at the time of booking and the physical card provided for payment and pre-authorisation purposes upon collection of the key. Check In time is strictly 2pm and Check Out is 10am the morning of departure. Early Check In and Late Check out can be requested at time of booking and is subject to availability and will incur an extra fee.

Credit /Debit Card Surety: It is a condition of sale that the occupant provides a valid credit /debit card and agrees to any cost for which they are liable under the occupancy to be levied against the credit card.

Upon check in or the day of key collection the guest’s card will be:

A. B. Debited the accommodation fee for the stay (please note a 1.2% card processing fee applies to all credit/debit cards)

Pre-authorised the amount of $200 as a surety to cover potential losses/damages (as noted below points 2-5).

*Pre-authorisation is a temporary hold the bank places on funds, should an applicable charge be required to be made by Avocados Accommodation upon check out. The pre authorised amount will be settled and finalised within 24 hours of checkout. In instances where there are no loss or damages the full amount ($200) will no longer be withheld and will return to the card’s available balance. Should damages/losses be applicable the $200 will be taken, either in part or in full, as compensation/partial compensation for the damages/losses.

Once a pre-authorisation has been made, Avocados Accommodation cannot release, remove or lower the authorised amount, until we process the final account on departure. This process occurs within 24 hours from checking out. Avocados Accommodation reserves the right to pre-authorise all credit/debit cards prior to arrival or upon check in and funds will be reserved for any of the following applicable circumstances.

2. Alterations and Cancellations/Special Circumstances

• Any change/cancellation to a booking less than 72 hours prior to arrival (2pm Check In) will result in full payment being retained.

• “No Shows” will result in full payment being retained.

• If bookings are changed/cancelled less than 30 days prior to arrival, a 20% cancellation fee will be charged.

Please speak to us should you wish to rebook with alternative dates, we will do our best to assist.

Where the booking dates are cancelled in part or full, the following fees will apply and are dependant on notice provided;

• Less than 72 hours prior to 2pm Check In time: Full payment retained.

• All weekend, school holidays and public holiday cancellations incur 20% cancellation fee regardless of notice of cancellation provided.

• Bookings cancelled mid-way during the stay will not receive a refund.

Special Circumstances: If government restrictions do not allow for a guest to physically travel to the hotel, applicable bookings may be transferred to an alternative date (subject to availability) without the application of transfer or cancellation fees.

3. Room Conditions

If the room is left in a state that requires extra cleaning, the nominated card will be charged a minimum $100 cleaning fee, greater if carpets and chattels require professional servicing.

Breakages/Damages: Guests are to report all breakages to the front desk. Guest may be responsible for the cost of replacing or fixing any items that have broken during their stay, excluding general wear and tear. Damages to the room, fixtures, fittings, linen, or any items within the room, (excluding fair wear and tear) are liable to be paid by the registered guest. Accidental damages/breakages do occur from time to time, please ensure you report such to the front desk. Costs may apply and will vary.

Dogs: Avocados Accommodation has a number of rooms that permit a dog to stay. An additional (one off) $50 fee is required for bookings with a dog, despite the length of stay. Only one dog is permitted per room and must be notified to Avocados Accommodation at time of booking. This additional fee is payable directly to the hotel upon check in/ day of key collection. If your room needs extra cleaning due to your pet, an additional fee will be incurred.

• Dogs are not permitted on furniture and must use their own bedding.

• Dogs must be kept on a leash outside the room due to other pets and the nearby restaurant.

• Dog owners are to ensure they clean up dog toileting and place bags in the external bins provided

• Excessive barking/disturbances may result in guests being asked to leave.

Smoking: Smoking in the rooms is not permitted. Smoking inside a room will incur a $200 cleaning fee.

This fee is applicable “per room” for suites containing more than one room.

Key: Lost or stolen keys will result in a $250 fee.

Number of guests: The room is to be occupied by no more than the scheduled number of people,

dictated by the provided beds, plus one portacot if required. Whilst guests are welcome, they must vacate by 10pm.

4. Other Terms & Conditions

Anti-social behaviour: Avocados is family friendly and respectfully asks that noise is kept to a minimum, please note anti-social and/or aggressive behaviour, will not be tolerated and any such behaviour will result in person/persons being asked to immediately vacate the premises. If deemed necessary, police assistance will be sought. Any such instances will result in the booking immediately being cancelled and accommodation funds will not be refundable, any damages will be payable by the registered guest.

Noise: Please note noise restrictions come into place after 10pm; Music is to be turned off and noise kept to a minimum.

5. Manor House Upstairs Apartment Bookings (spacious suite with four king bedrooms and living areas)

*Owing to the nature and size of the manor House Upstairs Apartment the non refundable deposit conditions vary.

• A Non-Refundable 30% deposit must be paid when the booking is made to confirm the booking.

• Full payment of the Manor House Upstairs Apartment must be made 28 days before arrival.

• Cancellation can be made up to 28 days before arrival; the 30% deposit will be retained.

• Once full payment is made on the house, the entire booking is non-refundable.

No smoking is permitted inside the Manor House, smoking is only permitted on the balcony. A cleaning fee of $200 (per room) will be charged if smoking occurs inside.

No food or drink are to be consumed on beds or lounge furniture, cleaning fees will apply.
